Most rental regrets in Da Nang come down to things that take five minutes to check — but only if you know to check them. Use this list at every viewing, before any deposit changes hands.

A · Connectivity & utilities

  • Wifi speed in every room. Connect to the actual apartment wifi and run a speed test near the router and in the far room. 50+ Mbps is comfortable; under 20 is a red flag for calls.
  • Water pressure. Open taps and the shower — high floors often have weak pressure.
  • Hot water. Confirm it works and how long it takes.
  • Air-con. Turn it on; it should noticeably cool within minutes and run quietly.
  • Power reliability. Ask about outages and how summer electricity bills look with AC running.

B · Surroundings

  • Noise, at the right time. A midday viewing won't reveal 7am construction or late-night bars. Check or ask about both.
  • Construction nearby — now and planned. The most common hidden complaint in Da Nang. Look for sites next door and ask about permits.
  • Flooding risk. Relevant in rainy season, especially ground floors.
  • Security. Guard, cameras, locks on the building entrance.
  • Real distance. Walk to the beach, shops and a cafe — "5 minutes" in an ad is often more.

C · Physical condition

  • Damp & mould. Check corners, behind furniture, around windows, under the ceiling. Beware fresh paint in older units — it often hides mould.
  • Leaks & pests. Under sinks, bathroom, kitchen.
  • Matches the photos. Confirm the unit is the one advertised, with the furniture shown.

D · Contract & landlord

  • Deposit terms in writing. Exactly what's deductible and when it's returned.
  • Hidden fees. Management, service, parking — get every fee listed in the contract.
  • Rent-increase clauses. Know if and how rent can rise during your term.
  • Right to rent. Confirm the person signing owns or is authorised to rent the property.
  • What's included. Electricity, water, internet, cleaning — at what rate.
